She is a LICENSED ARCHITECT, and you can tell; when she tours homes with you she will often point out the subtle differences in design choices that builders made, such as material selection (i.e. windows, flooring, built-in finishes, decking). Her expertise in this area has saved me from placing offers on new builds that looked good on the outside but rampant with potential problems unseen to the untrained eye, and her evaluations of different flaws in older houses allowed me to properly assign weights to the hard & expensive issues to fix and the easy problems to fix.Also, she is EXTREMELY RESPONSIVE and so friendly that I felt comfortable at all times asking embarrassingly basic questions and at times just expressing paranoia that comes with a first-time homebuyer. She is very, very, understanding and empathetic. At the same time, she does her DUE DILIGENCE, she vets each property with King County public records and permits to make sure the property is in good standing both structurally and legally and pores over the Covenants, Codes, and Restrictions to see if there are any clauses that may be alarming to you. In my case, I was sensitive to restrictions around renting, and she routinely pointed out instances where there were restrictions around the minimum rental length and recent city ordinances that change renting rules around single family homes that have ""add-on"" units. In one case we were looking at a house where the neighbor was using a piece of the lot exclusively (which we would never have known had we not looked up the property on official records), and she got in touch with Seattle city Assessor's office to inquire about rules around taxation on that land that is impacted by exclusive-use easements, even researching court documents and legal precedent around these scenarios. All that, just to ensure my concerns were fully addressed.OK this review has gotten really long, but that's just how great she is. I want to just mention a few more qualities about her: Eunice knows how to compete in a red-hot market. She is exceptional at gauging the competition by teasing out nuances in communications with the Seller's agent and benchmarking the property's popularity based on a couple of methods I won't reveal here. She guided me through situations where an early-offer was appropriate, where an off-market offer was appropriate, and where an escalation clause offer was appropriate. She knows precisely the points where you might have leverage, even if a little bit and in this market right now that is critical.She NEVER pressures you in any way to move forward and is very transparent, even if you've been searching and visiting homes for months. She makes it crystal clear that she does not want any of her clients to have buyer's remorse and takes extra steps to ensure that, at times proactively asking you if you have concerns if she senses anxiety in your communication. She is real about the strength of your offer, but makes it clear she'll work with what you are comfortable with. Case in point: In the end, I closed on a house by making a solid but not great (by both our standards) early offer that we though we'd "give it a shot" anyways. I'm so glad we gave it a shot!Oh, and did I mention that I bought the house while I was in the Bay Area? That's right -- when I wasn't visiting Seattle myself, she was sending interesting properties to me and took me to a great number of showings over video!" Read Less
