Richard Mallory

Richard Mallory is a third-generation Seattle native who brings clients an uncommon combination of real estate experience, construction knowledge, investment insight, and skilled negotiation.

Licensed since 2011, Richard has handled traditional residential transactions while also participating in more than 150 off-market purchases connected to homebuilding and investment projects. His understanding of homes began much earlier, working alongside skilled building contractors during his childhood summers. He later partnered with investors, financed and completed home flips, and owned and operated residential contracting companies.

That hands-on background allows Richard to see what many agents may miss. When evaluating a home, he looks beyond staging and cosmetic finishes to consider how the property was built, how well it has been maintained, where problems may be developing, and what future improvements could realistically cost. He helps buyers recognize both hidden potential and expensive warning signs before making a major financial commitment.

For sellers, Richard offers practical advice about which repairs or improvements are likely to add value—and which may not provide a worthwhile return. His experience with construction, pricing, and buyer expectations helps clients prepare and position their homes strategically without wasting money.

Richard is known for being direct, meticulous, and highly involved. He believes his responsibility is not to sell someone on a particular house or simply tell clients what they want to hear. His job is to provide an honest assessment, explain the risks and opportunities clearly, negotiate firmly, and protect his clients’ interests throughout the transaction.

Decades of business ownership have made Richard a calm and creative problem-solver. Whether the challenge involves an inspection, appraisal, repair, financing issue, difficult negotiation, or complicated timeline, he knows how to keep the transaction moving toward a successful closing.

Outside of real estate, Richard enjoys spending time with his wife, Susie, and their two dogs. They love being on the water, exploring the Pacific Northwest, and sharing meals with friends throughout the region they have always called home.
